A backyard suite in HRM is not considered part of your primary residence for the purposes of operating a short-term rental like Airbnb. However, STRs are permitted in commercial zones where tourist accommodation is allowed. In such zones, backyard suites may be eligible for short-term rental use, provided they comply with all applicable zoning and permitting requirements

Building a backyard suite in Halifax can vary in cost depending on factors such as size, design, finishes, and site conditions. Additional costs can include site groundwork and utility connections. To help offset construction costs, homeowners may be eligible for the Nova Scotia Secondary and Backyard Suite Incentive Program, which offers a forgivable loan covering up to 50% of eligible project costs, to a maximum of $40,000, or the Halifax Second Unit Incentive Program which provides grants to cover water and wastewater infrastructure costs.
